Comparison

Mundhwa or Hadapsar?

They share a boundary and most of a commute, and we represent a project in each. That makes this the comparison we are best placed to write — and the one where we have the least reason to favour either side.

The short answer

If your week points north-east — the Kharadi offices, Koregaon Park, the airport — Mundhwa is the closer of the two, and its housing is newer and more uniform.

If your week points west into the city — Camp, MG Road, Pune Railway Station — or you want everyday infrastructure that has had thirty years to settle in, the Solapur Road side of Hadapsar is closer and more established.

And right now there is a third difference that has nothing to do with geography: the project we represent in Hadapsar is registered, priced and has a show flat; the one in Mundhwa is in pre-launch with its MahaRERA registration awaited. If you need to book this quarter, that settles it before location does.

What Mundhwa gives you

Mundhwa sits on the south bank of the Mula–Mutha, with Koregaon Park and Kalyani Nagar to the west, Kharadi to the north-east and Hadapsar and Magarpatta to the south. It is inside the ring the eastern IT corridor draws without being inside either end of it.

It is primarily residential and much of it is new, so the stock is more consistent than Hadapsar’s. The catches are the ones that come with that: approach roads that have not kept pace with what has been built, a lot of new supply arriving at once, and a mix of new towers, older industrial plots and gaothan settlements that makes the view a property of the plot rather than the locality.

What Hadapsar gives you

Hadapsar runs along the Solapur Road corridor south of Mundhwa. It contains the Magarpatta City township, sits next to Amanora, and had an industrial and commercial base of its own long before either arrived.

That history is its strength: hospitals, schools and markets that have been there for decades. It is also why Hadapsar holds the widest price range in east Pune — townships at one end, decades-old buildings at the other — so two flats both described as “3 BHK in Hadapsar” can be entirely different propositions. Solapur Road traffic is part of daily life.

The two projects, by their developers’ own distances

Locality averages hide more than they show, so here are the two specific addresses we represent, using the kilometres each developer publishes from its own site.

Prime Mundhwa: Anandtara’s sales presenter, September 2026. Dosti Greenscapes: Dosti Realty’s e-brochure, September 2026. Two developers, measured two ways, so treat a gap of under a kilometre as noise. The Magarpatta row is to two different points, as labelled.

The pattern is the short answer again, in numbers. Prime Mundhwa is closer to everything north and east of it; Dosti Greenscapes, which sits 2 km after the Race Course on the Solapur Road, is closer to the old city and the main station. Neither is close to everything, and no address in east Pune is.

We publish kilometres and not minutes on purpose. On both of these roads a drive time depends on the hour you set off, and quoting one would be quoting a guess.

The metro, on both sides

Neither locality has an operating metro station today, and it is worth being exact about what each one has instead.

Mundhwa. The nearest running station is Ramwadi, the Aqua Line’s eastern terminus, open since 6 March 2024. The extension east past it is approved and not built, with no published commissioning date. Anandtara’s documentation also places an upcoming station within 2 km of Prime Mundhwa; that is a government project outside the developer’s control, and we have not yet confirmed which corridor it belongs to.

Hadapsar. Dosti’s own map shows a Civil Court to Hadapsar line, Metro 4, as “DPR in progress” — a detailed project report being prepared, several steps short of an approved, funded and dated line.

The rule is the same for both: buy on the roads that exist and treat any station as upside if it arrives.

Which buyer each one suits

Choose Mundhwa if you work in Kharadi or Magarpatta, you want newer construction with a more consistent neighbourhood of buildings, you can wait for a launch rather than book this month, and you will check the flood lines and what is permitted on the plots next door.

Choose Hadapsar if your family’s schools, doctors and errands are already on this side of the city, you are closer to Camp and the station than to the IT parks, you want to walk a finished show flat and book against a registered project now, and you will be precise about which pocket of Hadapsar you are buying in.

Either way, compare on RERA carpet area, not saleable area, and read the project’s own registration page before you pay anything. Carpet area explained · How to check a MahaRERA registration.

The two we represent

Anandtara Prime Mundhwa — 3 BHK homes in four towers on four acres, four a floor and every one a corner home. Pre-launch: MahaRERA registration awaited, so there is no price yet and no booking is taken.

Dosti Greenscapes — a new launch tower of 3 BHK homes, 940 to 1,140 sq ft usable carpet, from ₹1.25 Cr plus taxes. MahaRERA registered, under construction, show flat on site.

Infinitee Homes is an authorised channel partner for both and the promoter of neither. Where something we do not represent suits you better, we will say so.
