Three new projects we represent, in three parts of the city: Anandtara Prime Mundhwa, an upcoming 3 BHK project in Mundhwa near Kharadi and Magarpatta; Dosti Greenscapes on the Solapur Road in Hadapsar; and Yashada EVO on the Mumbai–Bengaluru Highway at Punawale. The last two are new launches you can book today. We put our name to a small number of projects and learn each one properly — the site, the filing, the developer’s record — rather than listing everything and knowing none of it.

Prime Mundhwa by Anandtara is about to launch — the price is not ours to publish yet, and the priority list hears it first. Dosti Greenscapes in Hadapsar and Yashada EVO in Punawale are registered, priced and open for booking today. Which of those you want depends on whether you are buying now or can wait for the launch — and on which side of the city you live your life.

Every new residential project in Pune is sold under one of these three words, and each one tells you something different about what you can do this week.
Upcoming
The developer has a site and a design, but the project’s MahaRERA registration has not been issued. Nothing can be booked or paid for until it is; what you can do is register interest. Prime Mundhwa is at this stage. What pre-launch means.
New launch
Registered with MahaRERA, priced and taking bookings, with possession usually some years away. Dosti Greenscapes’ new tower and Yashada EVO are at this stage. Check the registration yourself before you pay: how to check a MahaRERA number.
Ready to move
Built, with an Occupancy Certificate. None of the projects we represent is ready to move. If you need to move within months, tell us and we will point you at ready options, whether or not they are ours.

Six checks for any new project in Pune.
Ours included. None of them needs an agent, and each one is easier before a booking amount than after.
The registration, and its date
Look up the project’s MahaRERA number yourself and read the completion date the developer has declared there. That date, not the brochure’s, is the one the developer answers for. Yashada EVO, for example, targets possession in December 2030 against a RERA possession date of 2034 — both are true, and only one is a commitment. How to check a MahaRERA number.
Which carpet area
Developers quote RERA carpet, “usable” carpet, or carpet without saying which. Dosti Greenscapes’ 966 sq ft RERA carpet 3 BHK is a 1,082 sq ft usable carpet one: the same flat, two numbers. The agreement for sale is written on RERA carpet, so work out the price per square foot on that. The three area figures.
The payment plan
Ask what each instalment is tied to: a construction stage, a calendar date, or the booking itself. A construction-linked plan means you pay as the building rises. A plan weighted towards booking means you carry more of the risk if construction slows.
What the developer has built, and where
A track record only helps if it was built somewhere comparable. Dosti Realty’s delivered projects are in Thane, Wadala, Sion and Parel rather than Pune, and its page here says so. Ask the same question of every developer, ours included.
The whole cost, not the price
A starting price is the lowest-priced home of its type. GST on an under-construction home, stamp duty, registration, parking and the society deposits all sit on top. Ask for the cost sheet of the exact flat. What a flat really costs in Pune.
A launch that has not happened
Until a project is registered, nobody can take a booking or a payment for it. A priority list that asks for nothing but your number is fine; one that asks for money is not. What pre-launch means.
Why the list is short
An agent carrying two hundred projects knows none of them. We would rather represent three addresses and be able to answer every question about each — what the filing says, what the developer has delivered before, and what counts against the location — than forward you a brochure.
