Hadapsar is the widest price range in east Pune. Two large townships at one end, decades of older stock at the other, and everything in between on the same few roads. Knowing which one you are being shown is most of the work.
Where Hadapsar sits
Hadapsar is in eastern Pune, along the Solapur Road corridor, south of Mundhwa (how the two compare). It contains the Magarpatta City township and is adjacent to Amanora, and it has a long-established industrial and commercial base of its own.
That combination is why it has the spread it does. An area that was a working suburb before the townships arrived, and now contains two of the most recognisable planned developments in the city, holds every kind of housing stock at once.
Who it suits
Buyers who want the eastern corridor commute without the eastern corridor premium, and who are willing to be specific about which pocket they buy in.
It also suits families who value the everyday infrastructure that only accumulates with time — hospitals, schools, markets that have been there for thirty years — rather than the newly built version of those things.
It suits a buyer who wants one predictable answer about price considerably less well. Hadapsar does not have one.
What to weigh
The range is the risk. Two flats described as “3 BHK in Hadapsar” can be very different buildings with very different futures. Compare the survey number, the age of the building, the society’s finances and the actual road you would use daily — not the locality name.
Solapur Road traffic is a real factor in daily life. Drive the route at the hour you would actually drive it.
Older stock brings older infrastructure. For any resale, ask about water supply, the state of the lifts and plumbing, and whether the society has money set aside for the repairs it is going to need.

None of these need an agent. Do them before you pay a booking amount, in Hadapsar or anywhere else in Pune.
The project's MahaRERA number
Not the agent's — the project's. Look it up yourself at maharera.maharashtra.gov.in and read the filed completion date, the sanctioned plan and any complaints. An advertisement for an unregistered project is an offence, so a missing number is the answer. How to look one up.
Carpet area, in writing
RERA defines carpet area and requires it to be quoted. If a conversation is happening in built-up or saleable area, ask for the carpet figure and price the home on that instead. What the three area figures mean.
The Development Plan
Check the plot against the sanctioned DP for road widening lines and reservations. A road widening that clips the approach is far easier to find before booking than after.
The flood lines
East Pune sits along the Mula–Mutha. For anything near the river, ask where the blue and red flood lines fall relative to the plot, and get the answer on the survey drawing rather than in conversation.
Water, actually
Ask whether the building runs on a municipal connection, on borewells, on tankers, or on a mix — and what the society currently spends on it. This is the single most common surprise in east Pune.
Occupancy Certificate
For anything sold as ready, the OC is what separates a completed building from one you cannot legally move into. Ask to see it. For an under-construction home, ask for the RERA-declared date instead.
