Luxury flats and new residential projects in Mundhwa, Pune.
Mundhwa has changed faster than its roads. It is one of the most-built corners of east Pune right now. That cuts both ways, and this page is the version we would give you sitting across a table.

The rest of this page is about the locality. If what you are actually after is a 3 BHK here, the building decides more than the area name does — and we have a page for exactly that.

Anandtara Prime Mundhwa
Prime Mundhwa, near Magarpatta, Pune 411036 · a development by Anandtara
Developed by
Infinitee Homes is an authorised channel partner for this project; Anandtara is the promoter. The project’s MahaRERA registration is awaited, so there is no price and no booking yet — the priority access list receives both first. Distance as stated in the developer’s sales presenter, September 2026.

Looking for a 4 BHK in Mundhwa?
Fewer are built than 3 BHKs, so each one is worth reading closely. Here is what we can tell you honestly today.
The one we represent: not confirmed yet
Anandtara’s sales presentation for Prime Mundhwa shows a 4 BHK layout on some floors, alongside its 3 BHK homes. Anandtara has not confirmed that the 4 BHK will be offered, and has published no price or carpet area for it; the final mix is fixed when the project is registered with MahaRERA. If a 4 BHK is what you want, say so when you join the priority access list and you will hear first if it is offered.
Koregaon Park Annexe is Mundhwa
Several of the newer towers on Mundhwa’s riverside are marketed as “Koregaon Park Annexe”. It is the same locality, so judge a 4 BHK there on the same terms as any other Mundhwa address: the road it is reached by, the flood lines, the water supply and the project’s own MahaRERA registration.
Four things to check in any 4 BHK
- The fourth bedroom. Read its size on the plan and check it has a window. A study with a door is not a bedroom.
- Toilets and storage. Count the bathrooms against the bedrooms and look for a utility or store room; a household of five or six needs both.
- Parking. Ask how many car parks come with the flat, whether they are covered or stacked, and whether they are inside the price.
- The floor. High-rises keep open refuge areas on some floors for fire safety, and larger homes are sometimes placed on those floors. Ask what sits next to the flat.
The 4 BHKs we represent elsewhere in Pune, with their carpet areas and prices, are compared on our page on 4 BHK flats in Pune. For the rest of this side of the city, see flats in East Pune.
Where Mundhwa actually sits
Mundhwa is in eastern Pune, on the south side of the Mula–Mutha river. Koregaon Park and Kalyani Nagar are immediately west of it, Kharadi sits to its north-east, and Hadapsar and the Magarpatta township are to its south.
That position is the whole argument for the area. Mundhwa is inside the ring the eastern IT corridor draws — Kharadi on one side, Magarpatta on the other — without being inside either of them. Buyers who want to be near both, and who find Koregaon Park pricing hard to justify, tend to end up looking here.
What is built, and what is only approved
The nearest operating metro is the Aqua Line's eastern terminus at Ramwadi, which has been running since 6 March 2024. The line crosses the city east to west, ending at Vanaz.
The extension that would carry it further east, past Ramwadi towards Wagholi, is approved and not built, and no commissioning date has been published for it. Treat it as upside if it arrives, never as a reason to pay more today. That is the same rule we apply to every road widening and every flyover on this side of Pune.
Anandtara’s documentation for Prime Mundhwa also lists an upcoming metro station within 2 km of its site, without naming the line. Read that the same way: something to welcome if it opens, not something to pay for in advance.
We do not publish commute times. Every drive-time figure you have seen in a Pune brochure was measured at some hour nobody names, and on this side of the city the gap between 8 am and 2 pm is not a rounding error. If the commute is the reason you are buying, drive the route yourself — on a weekday, at the hour you would really drive it, before you pay a booking amount rather than after.
The project we represent in the area, Prime Mundhwa (the developer publishes it at ensoanandtara.com), is 1.5 km from Magarpatta City.
Who it suits
Two buyers do well in Mundhwa, in our experience.
The first works in the eastern corridor and is buying a commute as much as a home. If your office is in Kharadi or Magarpatta, the difference between living here and living across the river is measured in hours a week, every week, for as long as you own the place.
The second is upgrading within east Pune and wants newer construction, better amenity and a bigger floor plate than the older stock around Hadapsar offers, without moving away from the schools and hospitals the family already uses.
It suits people buying to live in considerably better than it suits people buying purely to flip. There is a lot of new supply coming into this pocket, and supply is the thing that decides short-term resale.
The part that counts against it
Mundhwa’s road network has not kept pace with what has been built on it. The approach roads carry more traffic than they were laid out for, and the widening that would fix that is, in most cases, planned rather than done. Treat any improvement as upside, not as a reason to buy — that rule is the whole of our approach, and it applies here more than most places.
Mundhwa is also genuinely mixed. New residential towers stand next to older industrial plots and established gaothan settlements. That is not a criticism — it is why the area is priced the way it is — but it does mean the view and the neighbours are specific to the plot rather than to the locality. Go and stand on the site. Look at what is next door, and find out what is permitted to be built there later.
And it is close to the river. That is pleasant, and it is a thing to check properly rather than assume; see the flood-line note below.
Mundhwa next to its neighbours
Buyers rarely look at Mundhwa on its own. It is almost always compared against the three places around it, so here is the short version of each.
Mundhwa and Kharadi
Kharadi is the office district — EON IT Park and the World Trade Center are there, and its housing market grew up around them. Mundhwa is quieter and primarily residential. People who work in Kharadi but would rather not live inside the office district tend to look here. More on Kharadi.
Mundhwa and Magarpatta
Magarpatta City is the township that set the pattern for east Pune: live, work and shop inside one boundary. It is largely built out, so most of what changes hands there is resale, and buyers who want that kind of living in a new building look just outside it. That is the reason Prime Mundhwa sits where it does. More on Magarpatta.
Mundhwa and Hadapsar
Hadapsar is older, larger and far more varied — it holds everything from the Magarpatta and Amanora townships to stock built decades ago, which is why its prices span such a wide range. Mundhwa is the newer, more consistent option; Hadapsar is the one with established everyday infrastructure. More on Hadapsar. Or read the two compared side by side.
Schools, hospitals and the everyday things
The question most families ask second, after price. These are the distances the developer publishes for the Prime Mundhwa site, so treat them as measured from that gate rather than from Mundhwa as a whole.
- Magarpatta City1.5 km
- Amanora Mall & Seasons Mall1.6 km
- Vibgyor High School1.8 km
- Noble Hospital & Research Centre3.0 km
- Manipal Hospital, Kharadi3.9 km
- Global Indian International School4.2 km
- Koregaon Park5.1 km
- World Trade Center, Kharadi6.0 km
- EON IT Park6.1 km
- Pune Railway Station7.5 km
- Pune International Airport8.2 km
Distances as stated in the developer’s sales presenter, September 2026. Not to scale, and not drive times — see the note above on why we do not publish those.
Two things worth doing with a list like this rather than simply believing it. Ring the school before you count on it, because being 1.8 km away is not the same as having a seat in the year group you need. And check that the hospital nearest you actually runs the department your family uses — proximity to a hospital building is not proximity to the care you will want at 2 am.
Before you commit
Six things worth checking yourself.
None of these need an agent. Do them before you pay a booking amount, in Mundhwa or anywhere else in Pune.
The project's MahaRERA number
Not the agent's — the project's. Look it up yourself at maharera.maharashtra.gov.in and read the filed completion date, the sanctioned plan and any complaints. An advertisement for an unregistered project is an offence, so a missing number is the answer. How to look one up.
Carpet area, in writing
RERA defines carpet area and requires it to be quoted. If a conversation is happening in built-up or saleable area, ask for the carpet figure and price the home on that instead. What the three area figures mean.
The Development Plan
Check the plot against the sanctioned DP for road widening lines and reservations. A road widening that clips the approach is far easier to find before booking than after.
The flood lines
East Pune sits along the Mula–Mutha. For anything near the river, ask where the blue and red flood lines fall relative to the plot, and get the answer on the survey drawing rather than in conversation.
Water, actually
Ask whether the building runs on a municipal connection, on borewells, on tankers, or on a mix — and what the society currently spends on it. This is the single most common surprise in east Pune.
Occupancy Certificate
For anything sold as ready, the OC is what separates a completed building from one you cannot legally move into. Ask to see it. For an under-construction home, ask for the RERA-declared date instead.
