The launch
A published price, and a dated offer.
Everything below is the developer's own launch communication of September 2026, reproduced without embellishment.
₹1.25 Cr +
Starting price, plus applicable taxes. Stamp duty and registration are additional.
- Usable carpet area
- 940 – 1,140 sq ft
- Configuration
- 3 BHK only
- Booking amount
- 1% + govt. taxes
- Banking scheme
- 1% OCR + SDR
- Project funded by
- ICICI Bank Ltd
-
12-month EMI holiday
Under the developer's 1% OCR scheme with subvention. Eligibility and terms are the lender's, not the developer's — ask for them in writing before you plan around it.
-
No floor rise
Normally the per-floor premium is where a quoted starting price quietly stops applying. In the launch window it does not.
-
No preferred view charges
The second premium that usually sits on top of a headline price — the one you pay for facing the podium rather than the service road.
-
Up to ₹10 lakhs in pre-launch benefits
An upper limit, not a flat figure — what an individual home qualifies for depends on the unit and the payment plan. Get the number for your specific flat in writing.
-
White goods hamper
Included in the launch package as advertised by the developer. The contents are specified in the developer's own terms.
Stated valid until 30 September 2026. This is the developer's offer, made on the developer's terms and conditions, and it can be withdrawn or changed by the developer. We publish the date rather than hiding it, because a benefit that has quietly expired is the fastest way for a page like this to stop being true. If you are reading this after that date, ask us what is actually running today — we will tell you straight.
The project
Elegance measured in acres.
Dosti Greenscapes is not a single building. It is a large, phased layout on the Pune–Solapur Road, built out wing by wing around one continuous landscaped spine.
That matters more than it sounds. The towers already named on the master plan — Horizon, Oasis, Cascade, Summit, Meadow, Cove, Delta, Glade and Boulevard — sit around the edges of the parcel, which leaves the middle free for what you actually use: a lap pool and lounge deck, a tennis court, a jogging loop, cascade seating, lawns and gardens, rather than a strip of tile between two buildings.
The layout is drawn by Architect Hafeez Contractor, whose practice also designed Dosti Eastern Bay, Dosti Ambrosia, Dosti Mezzo 22 and Dosti West County. The developer states 750+ trees are to be planted across Dosti Greenscapes.

The layout
Where each wing actually sits.
The developer's own master layout plan. Worth two minutes before any site visit — it is the difference between choosing a flat and choosing a view.
Read the plan, not the brochure line
Three things the plan tells you that the copy does not. The entrance gate is on the 60 metre Pune–Solapur Road at the south, so the towers along that edge face the main road. Several parcels are marked “Future Development” — open ground today, buildings later, and it is worth knowing which flats look onto them. And the amenity numbers on the plan map directly onto the developer's two completion dates: 1–18 by 31 December 2027, 19–39 by 31 December 2032. Ask us which numbers sit nearest the tower you are considering.
The residences
3 BHK, and the carpet area in writing.
The new launch tower is 3 BHK only, quoted at 940 to 1,140 sq ft usable carpet area — RERA carpet plus the balcony and utility.
Three bedrooms, three toilets
The registered 3 BHK plans run two master bedrooms plus a third bedroom, with three toilets, a separate dining space and a utility off the kitchen — not a second bedroom relabelled.
Usable carpet, and RERA carpet
Usable carpet is RERA carpet plus the balcony and utility. Every plan below shows both lines, so you can compare like with like — and your agreement for sale is written on the RERA carpet figure.
A parking space per flat
The developer states a dedicated individual private surface parking space for every flat owner, with RFID entry and valet-assisted tandem parking at the lower and upper ground levels.
| Configuration | Wing | Usable carpet | RERA carpet |
|---|---|---|---|
| 3 BHK New launch tower | To be confirmed | 940 – 1,140 sq ft | On request |
| 3 BHK | Cascade (D), Summit (E), Meadow (F), Cove (G) | 1,082 sq ft | 966 sq ft |
| 3 BHK | Cascade (D), Meadow (F) | 924 sq ft | 857 sq ft |
| 4 BHK | Summit (E), Cove (G) | On request | 1,269 sq ft |
| 2 BHK | Horizon (A&B), Delta (K&L), Glade (M&N) | On request | 631 – 741 sq ft |
| 2 BHK | Oasis (C) | On request | 475 – 479 sq ft |
RERA carpet areas as published in the developer's e-floorplan booklet, September 2026, with a stated tolerance of ±3%. Usable carpet is that RERA carpet plus the balcony and utility areas printed on the same plan; where the plan is not reproduced here, ask and we will send it. The new launch tower's usable-carpet band is from the developer's launch communication of September 2026; its wing designation and unit-wise plans are released on request.
Which plan is the new tower's?
Neither of the two above, necessarily. Both are 3 BHK plans from the phases already registered, reproduced from the developer's e-floorplan booklet so you can see how a Dosti Greenscapes 3 BHK is actually laid out. The new launch tower is quoted at 940 to 1,140 sq ft usable carpet. On the same basis these two come to 1,082 and 924 sq ft — close to that band, but the developer has not said they are its plans, so we are not going to present them as such. Ask us and we will send the new tower's own unit plans as the developer releases them, alongside its MahaRERA page.
Inside
Walk the show flat before you drive there.
Two finished show flats on site, filmed end to end with the room dimensions on screen. Not renders, and not a slideshow — the actual rooms, at the actual sizes. The flats are sold unfurnished; the specification further down is what comes with the home.
Both films are the developer’s own, shot in the show flats on site, and both title cards state Dosti Greenscapes Phase 3, MahaRERA No. P52100077059. The room dimensions burnt into them match the e-floorplan booklet, which is how each film is identified above. Furniture, fittings and fixtures shown are for display only and do not form part of the standard amenities; the flats offered for sale are unfurnished.
Stills, if you would rather not watch.

The address
Two kilometres before Magarpatta.
Dosti Greenscapes sits in the Indian Hume Pipe Compound in Hadapsar, on the 60 metre Pune–Solapur Road — 2 km after the Race Course and 2 km before Magarpatta City.
That is an unusual place to find a new launch. It is inside the old city's working half rather than out past it: Cybercity Magarpatta is 2.8 km, MG Road 4.6 km, Pune Railway Station 6.3 km. Noble Hospital is 1.2 km away and there are four multi-speciality hospitals within 1.6 km — a set of numbers most Pune launches cannot print.
Deciding on the locality rather than the project? Read our Hadapsar buyer’s guide and the Magarpatta guide — both cover what counts against the area as well as for it.
Dosti Greenscapes Distance from site
Distance rings, not a map. Each ring is a true distance from the site — 3, 6, 9 and 12 km — and every landmark sits on its own ring. The angles are grouped by type so the labels stay readable and carry no direction. Distances as stated in the developer's e-brochure, September 2026. See it on Google Maps.

Distances as stated in the developer’s e-brochure, September 2026, measured from the site. We publish the kilometres and not the minutes — on this corridor a drive time is a function of the hour you set off, and quoting one as a fact would be quoting a guess.
Getting around
What is running, and what is only drawn.
Pune’s metro map is a mix of lines carrying passengers today and lines that exist on paper. They are not the same thing, and only one of them should affect what you pay.
Operating today
Pune Metro Line 1 (PCMC–Swargate) and Line 2 (Vanaz–Ramwadi) carry passengers now. The developer’s own map places Pune Railway Station — 6.3 km from the site — on that network.
Drawn, not approved
A Civil Court–Hadapsar line (Metro 4) appears on the developer’s map as DPR in progress — a detailed project report being prepared. No alignment is fixed, no station is sited near you, and no commissioning date has been published.
The road you actually use
The entrance is on the 60 metre Pune–Solapur Road, one of the widest corridors on this side of the city, with Hadapsar Railway Station 5.5 km away and the airport 11.7 km.
Why we split it this way
Because the gap between “under construction”, “DPR in progress” and “future line” is years of somebody’s money, and those three phrases appear in the same legend on the same map. The metro is a government project: alignment, funding and timeline are set by the planning authorities, not by the developer, and they change. Nothing on this page is a commitment that any proposed line will be delivered on any particular date. Buy on the roads and the railway station that exist today; treat the rest as upside if it arrives.
Amenities
Thirty-nine numbered amenities, and two clubhouses.
Every one of them is numbered on the master layout plan and carries a stated completion date — which is a good deal rarer than the amenities themselves.
Artist's impression
01 — Water & recovery
A pool you can actually swim in.
A lap pool for lengths, a separate kids’ pool so neither gets in the other’s way, and a lounge deck, jacuzzi and wellness deck around them rather than a strip of paving.

02 — Sport & movement
A tennis court, not a token one.
Full-size courts on the podium, a rock climbing wall, a jogging loop through the landscaping, and a separate fitness zone laid out for older residents rather than pretending they do not exist.
- Tennis court
- Multipurpose court
- Rock climbing wall
- Walkway & jogging track
- Gymnasium
- Elderly fitness zone

03 — Gather & celebrate
Somewhere to put a hundred people.
A banquet hall and a multipurpose hall indoors, and outdoors a party lawn, BBQ pavilion, alfresco dining and cascade seating — so a birthday does not have to mean booking a hotel.

04 — Green & quiet
750+ trees, and somewhere to sit under them.
Eight of the numbered amenities exist purely to be quiet in: gardens planted for scent and for butterflies, a sculpture garden, a picnic lawn, and pavilions and alcoves placed to be found rather than announced.

- Floral garden
- Sculpture garden
- Picnic lawn & open lawn
- Cascading water features

05 — Work & family
A meeting room that is not your bedroom.
Co-working desks, tech-enabled meeting rooms and a conference room in the clubhouse — plus a creche with CCTV and two separate playgrounds, one sized for toddlers.

Two clubhouses, and two different dates
Dosti Club Bliss — gym, yoga room, billiards, chess and carrom, mini library, meeting and conference rooms, co-working and rooftop seating — is stated for completion by 31 December 2027. Dosti Club Lush — banquet hall, multipurpose hall and rooftop seating — by 31 December 2032. In the same way, amenities numbered 1 to 18 on the layout plan are stated for 2027 and 19 to 39 for 2032. If a particular amenity is the reason you are buying, check which number it carries on the plan before you sign. We will look it up with you.
Partnerships
Three things you cannot get by buying next door.
Most amenity lists are interchangeable. These three are not, and they are the clearest reason this project reads differently from the others on this road.
Matrix Dance Academy, by Tiger Shroff
Professional-grade dance studios, instructors and structured training programmes for all levels, under the actor’s own academy.
KMBA basketball, by Karna Mehta
The Karna Mehta Basketball Academy, founded by an India representative at the Asian Championships and best shooter at the Under-19 Asian Championships.
Shriyog Institute of Iyengar Yoga
Founded by Smt. Rajeshree Tupe, a certified senior Iyengar teacher and a student of B.K.S. Iyengar, Geeta Iyengar and Prashant Iyengar for over 25 years.
What the fine print says
The developer states that residents will be able to enrol on payment of the applicable fee, once the classes commence. So: not free, and not running on the day you get your keys. Worth knowing before it becomes the reason you chose the project. The clubhouses are separately reserved by the promoters and subject to admission fees and annual charges under the developer’s own terms. The sports and leisure facilities are operated under the Ileseum Clubs banner, which the developer states runs in seven locations across India.
Gallery
Eight views of the same address.
The developer’s own artwork and show-flat photography. Each caption says which it is — an artist’s impression is a drawing of an intention, a show-flat photograph is a photograph of something that exists.
Artist’s impressions are for conceptual representation only. Furniture, fittings and fixtures shown in the show flat are for display and do not form part of the standard amenities provided in the flat; the flats offered for sale are unfurnished. Amenities, finishes and landscaping shown are proposed and subject to approval and change.
The developer
Dosti Realty, and why that matters here.
Dosti Realty is the promoter of this project. Infinitee Homes is not — we are the registered agent representing it, and the record below is Dosti’s, stated by Dosti.
The company states it has delivered over 13 million sq ft across more than 135 properties and shaped over 21,300 residences in four decades, with over 21 million sq ft planned across the Mumbai Metropolitan Region and Pune. Its work is concentrated in Thane, Wadala, Sion and Parel — Dosti West County, Dosti Eastern Bay, Dosti Ambrosia, Dosti Mezzo 22, Dosti Greater Thane.
Dosti Greenscapes itself was named Iconic Residential Project, Pune at the Mid-Day International Real Estate & Infrastructure Icons Awards 2023, and the company was awarded Best Real Estate Company of the Year — Residential Projects at the Lokmat Real Estate Conclave 2024.
Why we set it out this way: a Mumbai developer’s track record in Thane and Wadala is real, and it is also not the same thing as a delivery record in Pune. Judge the Pune project on its own MahaRERA filings — we will pull them up with you — and treat the group record as what it is, evidence about the company rather than about this address.

Questions
What buyers ask first.
The developer’s September 2026 launch communication puts the new launch tower’s 3 BHK residences at ₹1.25 Cr plus applicable taxes, as a starting price. Stamp duty, registration and GST sit on top of that number, and so does any floor or view premium the developer applies outside the launch window. Our guide to what a flat really costs in Pune sets out the full arithmetic.
The new launch tower is quoted at 940 to 1,140 sq ft usable carpet area — RERA carpet plus the balcony and utility. On the same basis, the phases already registered publish 3 BHK plans of 1,082 sq ft usable (966 sq ft RERA carpet) and 924 sq ft usable (857 sq ft RERA carpet). Your agreement for sale states the RERA carpet area, the net floor inside your walls, so ask for that figure for the exact flat you choose. Our carpet area guide explains the difference.
Yes. The e-brochure states that Dosti Greenscapes Phases 1, 2, 3 and 4 are registered under MahaRERA numbers P52100049942, P52100051041, P52100077059 and P52100077092. The new launch tower carries MahaRERA number PM1264042601721 as printed on the developer’s own launch creative. Infinitee Homes holds a separate MahaRERA agent registration, which is what allows us to represent the project — that number is in the disclaimer at the foot of this page. Every one of these can be checked at maharera.maharashtra.gov.in, and we would rather you checked than took our word for it. Our step-by-step guide shows you how.
The developer’s launch communication lists a 1% booking amount plus government taxes, a 12-month EMI holiday, no floor rise, no preferred view charges, up to ₹10 lakhs in pre-launch benefits and a white goods hamper — and states the offer is valid until 30 September 2026. The project is funded by ICICI Bank Ltd. All of it is the developer’s offer, not ours, and it is subject to the developer’s terms and to the banking scheme’s own eligibility rules. Ask us for the written terms before you count on any single line of it.
The site address is Dosti Greenscapes, Indian Hume Pipe Compound, Solapur Road, Hadapsar, Pune 411013 — on the 60 metre Pune–Solapur Road, 2 km after the Race Course and 2 km before Magarpatta City, on the main road rather than off it. The developer’s launch brochure calls this stretch Upper Camp; its show-flat film and closing card say Hadapsar, and Hadapsar is what you will find it listed under. If you are weighing up the locality itself rather than the project, our Hadapsar guide and Magarpatta guide cover what living there is actually like.
From the developer’s e-brochure, measured from the site: Cybercity Magarpatta 2.8 km, MG Road 4.6 km, SP Infocity 4.9 km, Hadapsar Railway Station 5.5 km, Pune Railway Station 6.3 km, Kalyani Nagar 6.7 km, Koregaon Park 7.2 km, World Trade Center Kharadi 8.4 km, EON IT Park 8.6 km and Pune International Airport 11.7 km. We publish the kilometres and not the drive times, because drive times on this corridor depend entirely on the hour you travel.
Worth separating what is running from what is drawn. Pune’s operating network today is Line 1 (PCMC–Swargate) and Line 2 (Vanaz–Ramwadi), and the developer’s own map places Pune Railway Station, 6.3 km from the site, on that network. A Civil Court to Hadapsar line — Metro 4 — appears on the same map under DPR in progress, meaning a detailed project report is being prepared. That is several steps short of an approved, funded, dated line, and no commissioning date has been published. Buy on the roads that exist and treat the metro as upside.
Dosti Greenscapes is built out in phases, and the e-brochure gives dates for the shared parts: amenities numbered 1 to 18 on the layout plan, and Dosti Club Bliss, are stated for completion by 31 December 2027; amenities 19 to 39, and Dosti Club Lush, by 31 December 2032. The possession date for the specific tower you buy in is the one declared on that tower’s own MahaRERA registration page, and that is the date that binds the developer. Ask us for it in writing, and check it on the portal yourself.
Yes. There is a show flat on site and the project is under construction, so there is something real to walk through rather than only renders. Leave your number below or message us on WhatsApp and we will confirm a slot, usually within a few minutes during working hours. We do not charge for a site visit and nothing is payable until you choose to book.
