Area guide · Punawale
Flats in Punawale, Pune.
Punawale grew because of Hinjewadi. The jobs came first, and the housing followed them out along the highway. That explains most of what is good about buying a home here, and most of what is still unfinished.
Where Punawale sits
Punawale is on the north-western edge of Pimpri-Chinchwad, inside the Pimpri Chinchwad Municipal Corporation (PCMC) rather than the Pune Municipal Corporation. That matters more than it sounds: PCMC decides your water supply, your property tax and when the road outside gets mended.
It runs along the Mumbai–Bengaluru Highway, with Ravet to the north, Tathawade to the east, Wakad beyond it, and Hinjewadi IT Park to the south. The IT park is the reason most buyers look here: as Wakad filled up, new building moved out along the highway to Tathawade, Punawale and Ravet.
What is built, and what is only planned
The nearest metro line is Line 3, Hinjewadi to Shivajinagar, which runs through Hinjewadi and Wakad, not through Punawale. Its opening has slipped more than once — the March 2026 target was missed — and it is opening in stages from the Hinjewadi end. Check which stations are actually carrying passengers on PMRDA’s own announcements, not in a brochure.
A Nigdi–Chakan metro line has been drawn through Ravet, Punawale, Tathawade and Wakad. PCMC’s general body approved the plan in July 2026 and sent it to the state government. Until it is sanctioned and funded it is a line on a map, with no date. If a seller prices a home here on the strength of that station, that is the seller’s optimism and your money.
We do not publish commute times. The roads from Punawale into Hinjewadi pass junctions that back up badly at office hours, and a drive time measured at 2 pm tells you nothing about 9 am. If the commute is why you are buying, drive it yourself on a weekday, at the hour you would really drive it, before you pay a booking amount rather than after.

Who it suits
People who work in Hinjewadi, or in the Pimpri-Chinchwad industrial belt, and want a newer building than the older parts of Wakad and Chinchwad can offer. Most of what is for sale here is new, and much of it is in large gated projects with their amenities inside the gate.
That suits families who would rather the pool, the gym and the play areas came with the building, because the neighbourhood around it is still filling in.
It suits people who want everything within walking distance less well. Many of the schools, hospitals and malls marked on the developer’s own map of the area are in Wakad, Ravet, Thergaon and Chinchwad rather than in Punawale itself. Check how far the ones you would actually use really are.
If you are weighing Punawale against the places around it, we have written that comparison out in full: where to live if you work in Hinjewadi, and, against its neighbour, Punawale or Wakad?
The part that counts against it
Water. PCMC’s supply is the sore point on this side of the city. In September 2026 a federation of housing societies took PCMC a list of 36 societies in Wakad, Pimple Saudagar, Tathawade, Thergaon and Punawale that were short of water and relying on private tankers. Ask any building you are considering what it spends on tankers today, and whether its municipal connection is sanctioned or still pending.
The garbage depot that keeps coming back. From 2008, PCMC’s development plan reserved forest land in Punawale for a garbage depot. Residents fought it for years, and in May 2025 the plan was scrapped and the land marked for commercial use. In July 2026 some city corporators argued for reviving it and others opposed them. We know of no fresh decision, but it is worth asking where that land sits relative to any building you are shown.
The name on the address. A lot of what is marketed as Punawale, or as “near Hinjewadi”, sits in Ravet, Kiwale, Tathawade or Marunji, and the other way round. Those are different places at different prices. Check the village and survey number on the project’s MahaRERA page, not the hoarding.
The project we represent here
Yashada EVO, on the highway at Punawale.
Developed by Yashada Realty and registered with MahaRERA as PR1262022501492: eight towers on the Mumbai–Bengaluru Highway, with a sample flat that is finished and open on site. Infinitee Homes is an authorised channel partner, not the promoter.
| Home | Carpet area | Starting price |
|---|---|---|
| 2 BHK | 810 and 875 sq ft | ₹85 L |
| 3 BHK | 1,065 to 1,223 sq ft | ₹1.15 Cr |
| 4 BHK | 1,673 sq ft | ₹1.85 Cr |
Carpet areas from Yashada Realty’s typical floor plans for Towers A–C, which say “carpet area” without saying which kind. Starting prices as the developer communicated them on 13 October 2026: the lowest-priced home of each type, subject to change and availability, with statutory charges as applicable. The developer targets possession in December 2030; the completion date declared to MahaRERA is in 2034, and that is the one that binds.
2 BHK in Punawale
2 BHK flats in Punawale.
At Yashada EVO there are two 2 BHK plans, both in Towers A and B: 810 sq ft and 875 sq ft carpet, each with two balconies and two toilets, the larger one adding a passage and a wider living room. They start at ₹85 lakh, as quoted on 13 October 2026. When you set a 2 BHK here against one anywhere else, these matter more than the headline price.
Which carpet area
RERA carpet, “carpet” and usable carpet are three different numbers for the same flat. Price per square foot only means something on RERA carpet, which is the figure your agreement states. The three area figures, explained.
The second bedroom
Read its dimensions on the plan, not the label. A second bedroom should take a bed and a wardrobe with room to open both, and it should have a window to the outside.
The second toilet
Some 2 BHKs have one full bathroom and a powder room, and the difference shows up every morning. Count them on the plan.
What the price leaves out
Parking, floor rise, GST, stamp duty and registration can add a large share to a starting price. Ask for the cost sheet of the exact flat. What a flat really costs in Pune, and what the EMI will be.
Before you commit
Six things worth checking yourself.
None of these need an agent. Do them before you pay a booking amount, in Punawale or anywhere else in Pune.
The project's MahaRERA number
Not the agent's — the project's. Look it up yourself at maharera.maharashtra.gov.in and read the filed completion date, the sanctioned plan and any complaints. An advertisement for an unregistered project is an offence, so a missing number is the answer. How to look one up.
Carpet area, in writing
RERA defines carpet area and requires it to be quoted. If a conversation is happening in built-up or saleable area, ask for the carpet figure and price the home on that instead. What the three area figures mean.
The Development Plan
Check the plot against PCMC’s sanctioned DP for road widening lines and reservations. Punawale carried a garbage depot reservation for seventeen years; a reservation is far easier to find before booking than after.
Water, actually
Ask whether the building runs on a sanctioned PCMC connection, on borewells, on tankers or on a mix, and what the society spends on it now. For a building still under construction, ask what the water plan is and whether the connection has been applied for.
The address, not the name
Read the village and survey number on the MahaRERA page. Punawale, Ravet and Tathawade lend their names to each other’s addresses, and prices differ between them.
The two possession dates
A developer’s target date is often earlier than the completion date it has filed with MahaRERA. The filed date is the one that binds, so ask for both in writing for the tower you choose.
