Area guide · Kharadi
Flats in Kharadi, Pune.
Kharadi is an office district that grew a housing market. That order matters, and it explains most of what is good and most of what is awkward about buying a home there.
Where Kharadi sits
Kharadi is in eastern Pune, north of Mundhwa and east of Kalyani Nagar, along the Mula–Mutha. It is the location of EON IT Park and the World Trade Center, and the residential market here assembled itself around those.
Its other advantage is the eastern side of the city generally: Kharadi sits on the side of Pune that gets to the airport and to the Nagar Road corridor without crossing the centre.
What is built, and what is only approved
The closest operating metro station is the Aqua Line's eastern terminus at Ramwadi, running since 6 March 2024.
The extension that would bring the line east past Ramwadi, towards Wagholi, is approved and not built, with no published commissioning date. Kharadi is already priced as a destination; if a seller prices a home here on the strength of a station that does not exist yet, that is the seller's optimism and your money.
We do not publish commute times. Every drive-time figure you have seen in a Pune brochure was measured at some hour nobody names, and on this side of the city the gap between 8 am and 2 pm is not a rounding error. If the commute is the reason you are buying, drive the route yourself — on a weekday, at the hour you would really drive it, before you pay a booking amount rather than after.
Who it suits
If you work in EON or the WTC, the case makes itself. Walking or a ten-minute drive to the office is worth a great deal, and Kharadi is one of the few places in Pune where that is achievable for a large number of people.
It also suits buyers who want the amenity density that follows offices around — restaurants, hotels, hospitals, international schools, gyms open at the hours people working IT shifts actually use.
It suits people who want quiet considerably less well. An office district is busy on a weekday and the roads reflect it.
If you are weighing Kharadi against the places around it, we have written that comparison out in full: where to live if you work in Kharadi.
The part that counts against it
Kharadi is priced as a destination, because it is one. You are competing with every other person who works in those offices, and that has been true long enough that the easy value has already been taken out of the market.
Peak-hour traffic around the IT park entrances is significant. If you are considering a specific building, drive the actual route at the actual hour you would drive it — on a weekday, not on the Sunday the site visit is scheduled for.
And a lot of what is marketed as Kharadi sits at its edges, towards Wagholi or Chandan Nagar. Those are different propositions with different prices. Check the address, not the brochure headline.
The nearest projects we represent
Not in Kharadi. Six kilometres from EON.
We do not represent a project inside Kharadi, and we would rather say so than stretch the name onto an address that is not in it. These are the two nearest that we do, with each developer’s own distance to the offices.

Anandtara Prime Mundhwa
World Trade Center, Kharadi 6.0 km and EON IT Park 6.1 km, with Magarpatta City 1.5 km the other way. 3 BHK homes, four a floor. MahaRERA registration is awaited, so there is no price yet.
Distances: developer’s sales presenter, September 2026.
Hadapsar · bookings open
Dosti Greenscapes
World Trade Center, Kharadi 8.4 km and EON IT Park 8.6 km, on the Pune–Solapur Road 2 km before Magarpatta City. 3 BHK from ₹1.25 Cr plus taxes, MahaRERA registered, show flat on site.
Distances: developer’s e-brochure, September 2026.
Kilometres, not minutes — for the reason given above. Infinitee Homes is an authorised channel partner for both projects and the promoter of neither. Where to live if you work in Kharadi compares the options in full.
Before you commit
Six things worth checking yourself.
None of these need an agent. Do them before you pay a booking amount, in Kharadi or anywhere else in Pune.
The project's MahaRERA number
Not the agent's — the project's. Look it up yourself at maharera.maharashtra.gov.in and read the filed completion date, the sanctioned plan and any complaints. An advertisement for an unregistered project is an offence, so a missing number is the answer. How to look one up.
Carpet area, in writing
RERA defines carpet area and requires it to be quoted. If a conversation is happening in built-up or saleable area, ask for the carpet figure and price the home on that instead. What the three area figures mean.
The Development Plan
Check the plot against the sanctioned DP for road widening lines and reservations. A road widening that clips the approach is far easier to find before booking than after.
The flood lines
East Pune sits along the Mula–Mutha. For anything near the river, ask where the blue and red flood lines fall relative to the plot, and get the answer on the survey drawing rather than in conversation.
Water, actually
Ask whether the building runs on a municipal connection, on borewells, on tankers, or on a mix — and what the society currently spends on it. This is the single most common surprise in east Pune.
Occupancy Certificate
For anything sold as ready, the OC is what separates a completed building from one you cannot legally move into. Ask to see it. For an under-construction home, ask for the RERA-declared date instead.
