Comparison

Punawale or Wakad?

They share a highway, a municipal corporation and most of a commute into Hinjewadi. What separates them is age, the metro and how much is still being built. We represent a project in one of them and not the other, and you should know that before you read on.

The short answer

If you want an established suburb, with its schools, hospitals and shops already in place and a station on metro Line 3, Wakad is the one that has them now. You will usually pay for that.

If you want a newer building, very likely in a large gated project with its amenities inside the gate, and you can live with a neighbourhood that is still filling in, Punawale is where much of that building is happening.

The disclosure: the project we represent on this side of the city, Yashada EVO, is in Punawale. We represent nothing in Wakad. Read the rest with that in mind, and check anything here that matters to you.

What Wakad gives you

Wakad sits on the Mumbai–Bengaluru Highway right next to Hinjewadi, with Thergaon and Pimple Saudagar on its other sides. It was the first suburb to fill with people working in the IT park, and it shows: it is built up, with the everyday infrastructure that a suburb gathers once it has settled.

It also has the one thing on this side of the city that Punawale does not. Wakad Chowk is a station on metro Line 3, which runs from Maan through Hinjewadi to Balewadi and on to Shivajinagar. The twelve stations from Maan to Balewadi have received their safety clearance and the line is opening in stages, so check which stations are carrying passengers before you count on it. A second line, Nigdi–Chakan, is drawn to meet it at Wakad, but that one is not yet sanctioned.

The catches come with being the established, central choice. The junctions between Wakad and the park are the ones IT employees complain about most, and in the storm of September 2026 Wakad’s roads were under water along with Tathawade’s and Punawale’s. Being next door to Hinjewadi does not always mean being close to it at 9 am.

What Punawale gives you

Punawale is further out along the same highway, north-west of Wakad beyond Tathawade, on the edge of Pimpri-Chinchwad. As Wakad filled up, new building moved out this way, and a good deal of it is in large gated projects with pools, clubhouses and play areas inside the gate.

The trade is that the neighbourhood is younger than the buildings. Many of the schools, hospitals and malls people name when they talk about Punawale are in Wakad, Ravet, Thergaon and Chinchwad. No metro runs here yet: the Nigdi–Chakan line is drawn through Punawale, but until the state sanctions and funds it, it is a plan without a date.

There is also a piece of history worth knowing. From 2008, PCMC’s development plan reserved forest land in Punawale for a garbage depot. It was scrapped in May 2025 after years of protest, and in July 2026 some corporators argued for reviving it while others opposed them. We know of no fresh decision, but ask where that land is relative to any building you are shown.

What is the same, so do not choose on it

Both are in PCMC, so the same corporation runs your water, roads and property tax. Both were named in the same September 2026 complaint about tanker water, and both flooded in the same storm. And the commute into Hinjewadi from either one is decided by the same handful of junctions.

So the honest test is the same for both: ask each building what it spends on tankers today, look at its approach road after heavy rain if you can, and drive the route to your office on a weekday at the hour you would really drive it. We do not publish drive times, because on this corridor they depend entirely on the hour.

Which buyer each one suits

Choose Wakad if you want the metro station and the settled suburb now rather than later, your family’s schools and doctors are already on this side, and you are comfortable paying for an established address.

Choose Punawale if you want a newer building with its amenities inside the gate, you would rather put the money into the home than the address, and you are buying for the next ten years rather than for what is already there.

Either way, compare homes on RERA carpet area, not saleable area, and read the project’s own registration page before you pay anything. Carpet area explained · How to check a MahaRERA registration · Where to live if you work in Hinjewadi.

Questions

What buyers ask about Punawale and Wakad.

Neither is better in general. Wakad is the established suburb, with a station on metro Line 3 and its everyday infrastructure already in place. Punawale is newer and still filling in, and much of the new building on this stretch of highway, often in large gated projects, is there. Choose on what you need now and what you can wait for.
Usually, because it is the more established address. The gap varies from building to building, so compare the RERA carpet rate on actual cost sheets rather than portal averages, and include parking, floor rise and taxes in both.
Wakad Chowk is a station on metro Line 3, Hinjewadi to Shivajinagar, which is opening in stages. Punawale has no metro yet. A Nigdi–Chakan line drawn through Ravet, Punawale, Tathawade and Wakad was approved by PCMC’s general body in July 2026 and still needs the state government’s approval.
Yes, both are in the Pimpri Chinchwad Municipal Corporation, so the same corporation is responsible for their water supply, roads and property tax. Hinjewadi itself, next door, is not: it sits outside municipal limits.
