Where to live if you work in Kharadi
EON and the World Trade Center pull thousands of people east every morning. These are the four places they end up choosing between, and what each one costs you.
The trade you are actually making
Every option here is the same decision in different proportions: how much are you willing to pay to shorten a journey you will make roughly four hundred times a year?
That framing matters more than any individual comparison, because a commute is the one feature of a home you cannot renovate later.
Kharadi itself
The shortest commute available, and priced accordingly. You get the amenity density that follows offices around — restaurants, hotels, hospitals, international schools, gyms open at the hours IT shifts actually keep.
What you give up is quiet and money. Kharadi is priced as a destination because it is one, and the easy value came out of this market years ago. Peak-hour traffic around the park entrances is a real part of daily life.
Mundhwa
The usual answer for people who work in Kharadi but would rather not live inside the office district. Primarily residential, closer to Koregaon Park, and generally more home for the money than Kharadi proper.
What you give up is road capacity. Mundhwa has been built on faster than its approach roads have been widened, and the widening that would fix that is mostly planned rather than done. There is also a lot of new supply arriving in the same pocket at once, which matters if you are buying to resell rather than to live.
The project we represent here, Anandtara Prime Mundhwa, is 6.0 km from the World Trade Center and 6.1 km from EON IT Park by the developer’s own figures. It is in pre-launch, with MahaRERA registration awaited.
Magarpatta and Hadapsar
Magarpatta City is the township that made walk-to-work normal in east Pune, and it works as intended — for people employed inside it. For everyone else the practical problem is availability: it is largely built out, so most of what changes hands is resale.
Hadapsar around it holds the widest price range in east Pune, from the townships down to stock built decades ago. That range is the opportunity and the risk in the same sentence: two flats advertised identically can be very different buildings.
The one we represent on this side, Dosti Greenscapes on the Solapur Road in Hadapsar, is 8.4 km from the World Trade Center and 8.6 km from EON IT Park by the developer’s figures — further out than Mundhwa, but registered, priced and with a show flat you can walk today.
Further east
Keep going out along the Nagar Road corridor and prices fall. So does certainty: you are further from established infrastructure and more dependent on road and transit projects arriving on time.
Our rule on that is the same everywhere. Proposed is not built. Treat a corridor that has been approved but not commissioned as upside if it arrives, never as a reason to pay more today.
How to decide, in one weekday
Pick your two strongest options and drive each route on a weekday, at the hour you would really drive it. Not on the Sunday the site visit is scheduled for, when the roads are empty and everything looks close.
Then multiply the difference by two, by five, and by fifty. An extra eighteen minutes each way is about a hundred and fifty hours a year. Decide whether the price gap is worth that, and you have your answer without needing anyone’s opinion.
This is also why we do not publish drive times. Every figure you have seen in a brochure was measured at an hour nobody names.
