Project review

Yashada EVO review: what we like, and what to check

We are Yashada Realty’s channel partner for this project: if you book through us, the developer pays us. So this is not an independent review, and it does not give a score. What it does is set out, from the developer’s own documents and the finished sample flat, what we think the project gets right and what we would check before booking.

How this review was put together

Everything here comes from three sources: Yashada Realty’s 29-page sales presenter (October 2026), the price and timeline note the developer issued to channel partners on 13 October 2026, and the walkthrough filmed in the sample flat on site. Where two of those disagree, we follow the presenter or say nothing. Anything we could not trace to a document is left out.

You may see bigger numbers elsewhere: eleven clubhouses, “70+ amenities”, a green-building rating. The presenter shows three clubhouses, plus indoor rooms at each of the eight tower entrances, which may be where eleven comes from, and 47 named amenity spaces. We have not seen a green-building certificate. If any of those matters to your decision, ask for it in writing.

Why the developer paying us matters, and how to read an agent with that in mind: who pays the property agent.

What we like

Five things the project gets right.

You can walk a finished flat

Most under-construction projects ask you to buy from a brochure. Here the sample flat is built, furnished and open on site, so you can stand in the rooms at their real size before you commit. Ask which plan it follows, because the film does not say, and remember that a show flat’s furniture and fittings are not part of what you buy.

Registered, with dated prices

The project is registered with MahaRERA as PR1262022501492, and its starting prices are published with the date they were quoted. That means you can check the registration yourself and know how fresh a price is. The current starting prices.

Homes set back from the highway

The highway frontage is given to a high street of shops and showrooms, and the eight residential towers sit behind it around a central landscaped court, over a podium kept free of vehicles. The developer states that 66% of the site is green space, including a 6-acre garden planted on natural ground rather than on a slab.

Amenities planned for every age

The 47 spaces are drawn for seven age groups, from toddlers to senior citizens, plus pet owners, across three clubhouses and the grounds: three pools, courts for squash, badminton, padel and pickleball, a treehouse and a pet park. For a family with grandparents and young children under one roof, that spread is the point.

Plans that do not skimp at the small end

Both 2 BHK plans, 810 and 875 sq ft carpet, have two toilets and two balconies. At the top, Tower C has only four homes a floor, 3 and 4 BHKs with an aangan, a semi-open courtyard space. Every typical plan marks each flat as amenity-facing or city-facing, which helps you choose a view rather than just a size.

What to check

Nine things we would check before booking.

None of these is a reason not to buy. Each is a question with an answer, and you are better off having the answer in writing before you pay a booking amount. We will chase any of them for you.

1. The possession date that binds

The developer targets December 2030. The completion date declared to MahaRERA is in 2034, and that is the one you can hold the developer to. Plan your rent, loan and move around 2034, and treat anything earlier as a bonus.

2. Which towers the registration covers

Third-party MahaRERA listings name this registration “Yashada EVO Residences Ph I”, which suggests it may not cover all eight towers. Confirm that your tower is inside it on the portal itself. The shops, plaza and studio apartments on the frontage are not part of it.

3. What “carpet area” means here

The plans say “carpet area” without saying whether that is RERA carpet or includes balconies. The agreement for sale states the RERA carpet of your exact flat; get that figure and compare projects on it. Carpet area explained.

4. What the price includes

A starting price is the cheapest flat of its type. Floor, view, parking and the developer’s charges move it, and the cost sheet tells you whether GST, stamp duty and registration are inside it or on top. What a flat really costs.

5. Lifts for eight flats a floor

Towers A and B have eight flats a floor and rise to 34 storeys. Ask how many lifts each tower has, and of what kind, and how many serve the basements; at that height it decides your morning more than any amenity does.

6. Which amenities come with your phase

A project of eight towers is usually built in phases, and so are its amenities. Ask which clubhouse, pools and courts are delivered with the towers in your registration, and when. The amenities that bind are the ones written into your agreement.

7. The gate, and the high street

A high street on the frontage is convenient, and it brings visitors and deliveries. Ask how residents’ entry is separated from the commercial traffic, and whether the studio apartments on the frontage share any of the residential amenities.

8. Water

Punawale is on PCMC supply, and tanker water is a common complaint on this side of the city. Ask the developer what the water plan for the project is and whether the municipal connection has been applied for. More in our Punawale guide.

9. Your actual commute

The developer’s location map marks Hinjewadi IT Park, Wakad and Ravet around the site but gives no distances, so we do not publish any. Drive your route on a weekday at the hour you would really drive it. Where to live if you work in Hinjewadi.

Who it suits, and who should look elsewhere

It suits a family that works in Hinjewadi or the Pimpri-Chinchwad belt, wants a large gated project with its amenities inside the gate, and is buying a home to live in for the long run rather than to move into soon. It also suits anyone who wants to see a finished flat before buying under construction.

Look elsewhere if you need to move in within the next few years, since the binding completion date is 2034; if you want the metro at your door now, since none runs through Punawale yet; or if a smaller building with fewer neighbours on each floor matters more to you than the amenities. A ready or nearly ready building, in Wakad or elsewhere, may serve you better, and we will tell you so. Punawale or Wakad?

Before you pay anything, check the registration yourself: the promoter’s legal name, the sanctioned plans, the declared completion date and the quarterly progress reports are all on the MahaRERA portal. How to look it up.

Questions

What buyers ask about Yashada EVO.

It depends on what you need. In its favour: it is MahaRERA registered, the sample flat is finished, the homes sit behind a commercial frontage over a vehicle-free podium, and the amenities are planned for every age. Against it, for some buyers: the completion date declared to MahaRERA is 2034, Towers A and B have eight flats a floor, and Punawale is still filling in. We are the developer’s channel partner, so weigh our view accordingly and check the registration yourself.
Yes, as MahaRERA No. PR1262022501492, as printed on the developer’s presenter. Third-party listings name the registration “Yashada EVO Residences Ph I”, so confirm on maharera.maharashtra.gov.in that the tower you choose is covered by it.
The developer’s target is December 2030. The completion date declared to MahaRERA is in 2034, and that is the date that binds the developer, so plan around it.
The developer’s presenter lists three clubhouses, plus indoor rooms at each of the eight tower entrances, such as play areas, co-working spaces and guest rooms. Its amenity index names 47 spaces in all. The amenities that bind are the ones written into your agreement for sale.
No. Infinitee Homes is Yashada Realty’s authorised channel partner for Yashada EVO, and the developer pays us if you book through us. That is why this review gives no score, takes its facts from the developer’s own documents, and lists the things to check alongside the things we like.

See it for yourself.

Walk the sample flat, then ask us any of the nine questions above. We will get the answers from the developer in writing.
